• Lock won’t draw the sash tight. The keep or cam has worn, or the frame has settled. On aluminum Estate series, we check for rail twist first; a twisted meeting rail eats locks and weatherstrip together.
• Visible water staining on the sill. Weep channels are blocked with sand and organic debris, or the sill track cap is cracked. Jupiter’s afternoon storms drive water hard; if the weep system can’t drain, the sub-sill rots.
• Frame corner separation or sealant failure. Vinyl expands roughly 1/8″ per 10 feet of frame in summer heat. CWS vinyl corners are fusion-welded, but the sealant bead at the frame-to-wall interface degrades; we cut out and re-bed with backer rod and OSI Quad Max, not generic caulk.

DIY or Call Us?

An owner can safely check three things: whether the weep holes are clear (a pipe cleaner or compressed air, from outside), whether the lock keep is loose (a Phillips screwdriver, but stop if the screw spins), and whether the sash tilt latches engage fully. Beyond that, replacement work involves tempered glass, ladder access, and frame alignment to 1/16″ to maintain impact rating. CWS impact windows rely on a continuous frame-to-wall attachment pattern; miss a fastening schedule and the assembly fails under design pressure. We don’t recommend owner replacement on impact-rated units.
