Impact Window Replacement: Abacoa Townhome with Failed Seals
The homeowner had three south-facing units with fogged glass we couldn’t read a street sign through. We measured the rough openings at 36 by 72 inches, noted the stucco return depth at 3.5 inches, and specified PGT WinGuard aluminum single-hungs with laminated glazing. The U-factor came in at 0.33, SHGC at 0.25 - appropriate for that wall’s sun load. We pulled the old frames, installed new nail fin, and sealed with OSI Quad Max. The photo record shows the sightline before, the exposed opening, and the finished glazing. Written price was $2,840 for three units, start to finish.
Sliding Glass Door Replacement: Jupiter Inlet Colony, Corroded Rollers
This door hadn’t rolled in two years; the owner was lifting it with both hands to reach the patio. We found the track worn 3/16 inch deep and the roller carriage rusted through. The opening was 96 by 80 inches with a stucco exterior and drywall return. We specified a CWS 3120 Series impact-rated slider with a stainless steel roller system and stainless track insert - the salt air at Jupiter Inlet Colony chews through standard hardware in four seasons. The new unit rolls on fingertip pressure. Written price: $4,650 including demolition, disposal, and interior trim repair.
Custom Geometric Window: Egret Landing, Gable End Conversion
The architect left a gable end blank for a future owner to decide. We field-measured the roof pitch at 8/12, the base width at 72 inches, and the peak height at 34 inches. The trapezoid required three site angle checks - one at each corner and one mid-span - because the framing wasn’t perfectly square. We ordered PGT WinGuard laminated glass in a custom aluminum frame with a bronze anodized finish to match the existing windows. The glazing crew craned it in; the photo record shows the strap placement and the sealant bead. Written price: $3,900, with a structural header install included because we found the gable framing unsupported when we opened the wall.
Energy-Efficient Window Installation: Jupiter Farms, Single-Pane to Vinyl
This was a full-frame replacement of fourteen openings in a wood-frame house with no existing nail fin engagement - the original windows were screwed through the jamb into the framing. We measured each opening individually; three were out of square by more than 1/4 inch. We specified ECO Window Systems 3000 Series vinyl double-hungs with low-E coating and argon fill, rated at .30 U-factor and .30 SHGC. The sashes tilt in for cleaning, which mattered because second-story access is limited on that lot. We installed new construction flanges, wrapped the exterior with aluminum trim coil, and foamed the gaps. The homeowner’s FPL bill dropped 23% the following summer. Written price for fourteen units: $11,200.
Impact Garage Door: Tequesta Country Club, Non-Rated to HVHZ
The existing door was a 16-by-7-foot non-rated steel panel with no documentation; the homeowner’s insurance renewal required HVHZ compliance. We measured the opening, the headroom at 12 inches, the backroom at 23 feet, and the side room at 4 inches each side. We specified a Mr-Glass impact-rated garage door with reinforced 14-gauge track, heavy-duty 15-ball bearing rollers, and a Miami-Dade Notice of Acceptance. The spring system was re-torqued to the new door weight - 187 pounds, up from 112 - and we installed a LiftMaster 8587W operator with battery backup. Entry Door Replacement: Jupiter Village, Rotten Frame and Sidelites
The jamb was punky at the sill and the sidelites had leaked enough to stain the interior drywall. We probed the subfloor with an awl - soft 14 inches back from the threshold - and found the sill pan missing entirely. We specified a Therma-Tru Classic-Craft fiberglass door with a composite jamb system, two impact-rated sidelites with PGT laminated glass, and a composite sill with integrated pan flashing. The door is 36 by 80 inches, right-hand inswing, with a Multi-Point locking system. We replaced the rotted subfloor section, installed the pan, and flashed to the weather-resistant barrier. The photo record shows the exposed damage, the repair, and the finished entry. Written price: $4,200.
