Signs Your PGT Sliding & Patio Door Is Failing

• The panel drags or requires shoulder weight to move. This usually means the tandem roller assemblies have flat-spotted or the axle bearings have seized. In Jupiter, we see this most often on east-facing doors where morning sun heats the track while overnight dew corrodes the roller axles.
• The lock tongue misses the strike plate or won’t engage. The panel has dropped in its track due to worn rollers, or the frame has settled slightly in the rough opening. We check with a four-foot level before we quote; sometimes it’s a roller swap, sometimes the panel needs re-hung.
• Visible rust streaks below the roller access holes. The zinc-plated hardware is failing. This is cosmetic until it isn’t; once the axle corrodes through, the roller separates and the panel drops onto the track, damaging both.
• Air infiltration or water intrusion at the sill during storms. The weatherstrip pile or bulb seal has compressed or torn, or the track drain holes are clogged with Jupiter’s pine pollen and sand. We clear the drains and replace the seal as part of the service.
• Impact-rated glass fogs between the panes. The seal on the insulated glass unit has failed. This is not a field repair; the IGU gets ordered to PGT’s spec and swapped as a unit. We measure the sightline, verify the Low-E coating orientation, and document the build before ordering.

The range on full panels reflects glass package (clear vs. Low-E vs. impact-rated), frame material (vinyl runs lower than thermally broken aluminum), and whether the install requires stucco or drywall repair at the interior returns. An owner can safely check three things: whether the track is obstructed (vacuum the sill track and clear drain holes with a pipe cleaner), whether the lock strike is loose (tighten the screws), and whether the panel is visibly off-square in the frame (measure diagonals with a tape; more than 3/8″ difference means the frame has settled and rollers won’t fix it). Beyond that, we recommend stopping. PGT panels are heavy, 80 to 140 pounds depending on the series, and lifting one out of its track without proper supports risks panel damage and back injury. The tandem roller adjustment screws are often seized from salt corrosion; forcing them strips the head and turns a $400 roller swap into a panel replacement.
